Can I build now?

Yes, Title are available for all Lots.


Will property owners need sign-off from St Thomas Estate on house plans before applying for building consent?

Yes, this will form part of the Covenants


Can I choose my own builder?

Yes, but they must meet the terms of the Covenant that will be registered against your title.


Will there be fibre cabling?

Yes


Who pays for fences?

Fencing is the responsibility of the purchaser, other than the perimeter of the subdivision, where fencing will be provided by the developer and included in the section purchase.

In Stage 2 Lots 51 – 56 will have a 1.8m wooden fence erected on their rear boundary.
Lots 39 – 45 and 47 – 51 will have a 1.8m architectural look Allan Block fence along the Joyce Road & Pyes Pa Road boundaries.


What is an Allan Block fence?

An AB fence is a no mortar, concrete block fencing system that uses maintenance free interlocking blocks to create an effective acoustic barrier, providing security and privacy.

The mix of profiles and block sizes creates a stunning fence that will introduce visitors to the classy, boutique subdivision inside.

Where is the Battle of Te Ranga memorial reserve?

On the corner of Pyes Pa and Joyce Roads, to the south of St Thomas Estate.


What about parks & reserves?

The Aquinas College playing fields are on the northern boundary of St Thomas Estate, with access via a walkway.

Opposite St Thomas Estate, on Joyce Road, is Merrick Farm, which is owned by Tauranga City Council and the site of a proposed future recreation reserve.
